Bank Statement Loans
A bank statement loan is a non-QM option that uses your personal or business deposits to show income when tax returns do not tell the full story.
How bank statement loans work →
Bank statement and DSCR loans in Florida, Pennsylvania, and New York. We turn mortgage denials into approvals — by shopping dozens of lenders, not by promising a yes.

Dozens of lenders, one application
Programs
Bank statement loans look at deposits. DSCR loans look at the property’s rent. Both are non-QM options we shop across multiple lenders.
For self-employed borrowers
A bank statement loan is a non-QM option that uses your personal or business deposits to show income when tax returns do not tell the full story.
How bank statement loans work →For investors
A DSCR loan looks at whether the property’s rent can cover the housing payment. DSCR means Debt Service Coverage Ratio: monthly rent divided by PITIA (principal, interest, taxes, insurance, and HOA).
How DSCR loans work →If a conventional, FHA, VA, or jumbo file is the better fit, we still shop it. Non-QM is a tool, not a requirement.
FHA
A government-backed option some first-time and modest-credit buyers use. Guidelines come from FHA and from each lender.
VA
For eligible Veterans, service members, and some surviving spouses. We help you check eligibility and shop lenders.
Conventional
Loans that follow Fannie Mae or Freddie Mac rules. Often a fit when tax returns and W-2s already show the income you need.
Jumbo
For loan amounts above conforming limits. Available through some of the lenders we shop — guidelines vary widely.
Other Non-QM
Non-QM means the loan does not have to follow QM (Qualified Mortgage) income tests. Bank statement and DSCR are the two we feature most.
Why borrowers come to us
We do not promise a yes. We promise a broker who will look at the file instead of forcing it into one bank’s overlay.
FHA, VA, and conventional loans already have agency guidelines. Large lenders often stack more rules on top — overlays — so they can be picky with the files advertising sends them.
Liberty Group Funding, Inc. is a mortgage broker. One application can be matched to more than one investor. The goal is a guideline set that fits the file you actually have.
Self-employed income, commission, and investment property cash flow are everyday conversations. We work hard to close loans other lenders turned down. That is not a guarantee — it is why people call us.
Process
No slogans about nobody else being able to close it. Just a clear path.
Loan type, state, property, and a credit range. No Social Security number, date of birth, or bank account numbers on the web form.
We review the file against the lenders we work with and tell you which documentation path is realistic — bank statement, DSCR, or a more standard program.
If a lender issues an approval, we help you through conditions to closing. The lender funds the loan. We do not.
We will not ask for your Social Security number, date of birth, or bank account numbers on this form.

Borrower notes
Results vary. These comments are from individual borrowers and do not guarantee a similar outcome for any other person.
“His own employer turned his file down. We shopped lenders who could treat his commission income the way his job actually pays him, and he closed.”

“Kyle came in with a contract that was already more than 60 days old. His bank stalled at the closing table. We reviewed the file the same day and helped him finish the purchase.”
Kyle
Real estate investor
“Amy’s bank said no. We found an FHA path that fit her file and kept her contract on track. She still sends us turn-downs from people she works with.”
Amy
Big-bank employee
“Brian knows how large banks overlay extra rules. He chose a broker who would shop the file instead of forcing it into one box.”
Brian
Senior executive
“Mattias heard no from a bank, a large lender, and a local shop. Tax returns did not show how the business actually deposited. A bank statement program was the better fit, and he moved into the home.”
